A Surprise Renovation For First-Time Homeowner | Episode 9

This week’s episode of Fixer to Fabulous was actually the very first reveal we filmed for the season (the episodes aren’t airing in the order in which they were filmed). Not only was it our first reveal, it was a complete surprise to the homeowner. To say the pressure was ON is the understatement of the year!

The whole reveal process is pretty crazy because we cover up doorways and spaces with big sheets so the homeowners only see one space at a time in order to ensure their reactions to the space are genuine. Still, it’s hard to respond when you’re in shock, overwhelmed, and have a slew of cameras in your face.

I love how gracefully Rainy took it all in…revealing her home to her was SO MUCH FUN. I felt like Santa on Christmas morning. She made our first reveal of the season a really memorable one!

The exterior of the house underwent a huge transformation once we added a shed dormer (with new windows) and an extended front porch roof. We also wrapped the front posts, changed out the front door (we used a vintage door we had saved from another project), added car-siding to the underside of the porch ceiling and painted the siding to create an adorable craftman home with loads of curb appeal. 

AFTER: a charming craftsman that is completely unrecognizable from the original exterior.

Sitting Room

The sitting room was a blank slate waiting for character.  After we removed the existing ceiling to gain more height, as well as allow for the light to pour in from the new shed dormer, the room felt like it was finally able to breathe! Because we had put on a new front porch, we actually added a new roof on top of the existing one (the layer between these two roofs is where we added insulation). We finished off the new space by skimming the now open ceiling with a rough sawn oak (milled from trees on our farm that fell during a tornado a few years ago), which brought in warmth to compliment all of the natural light pouring in.

Rainy’s parents had shared that one of her favorite things is to read and collect old books. Now that we had natural light in this room, it became the perfect place to create a reading area. We built a custom bookshelf and added an antique ladder and door rollers that Dave and Chase salvaged off of an old railroad boxcar for an interesting focal point right when you walk in the door. Speaking of the front door, we swapped out the existing builder-grade door with a vintage door salvaged off of a house that was torn down a couple years ago. We stripped the new (old) door back to it’s original wood finish to perfectly compliment the wood on the ceiling.

This kitchen left a lot to be desired. The shotgun style cabinet layout combined with the dark stain on the cabinets made the space feel extremely small and dark. The dining room chandelier didn’t function and the washer and dryer were housed right in the kitchen.

We opened up the space by removing the half walls (built out of wood pallets!), replaced the flooring and added in all new cabinets and countertops and backsplash tile. Because Rainy likes white, I painted the cabinets white which helped the small space feel larger. The vintage-looking fridge completed the modern-cottage-industrial look of this kitchen and the natural fibers in the dining room chandelier added a striking focal point and a touch of warmth to the entire space.

Because Rainy’s family is in the coffee business, and she herself is a barista instructor, it was  important that we integrate coffee into her new kitchen. We relocated the washer and dryer into  a newly framed space in the living room (on the opposite side of the wall) in order to make room for a new coffee bar.  I found a vintage store cabinet to use as the coffee bar itself and then incorporated a modern industrial flair to make it feel as though Rainy has her own trendy coffee shop right in her own home.

Master Bedroom

After we framed in the new closet (which I someone didn’t get a photo of), all this room needed was a fresh coat of paint and new lighting. I went with a dark feature wall to add a little color but not overwhelm the small space and then chose a fun chandelier with a bohemian feel. The room now reflects Rainy’s personality and is the perfect master bedroom retreat for her to come home to after a long day at the coffee shop or training session.

Bathroom

This outdated bathroom needed a major facelift.  It needed a major overhaul to create a functional and unique master bathroom for Rainy.   Keeping within the neutral tones used throughout the house – black, white, natural woods and live greenery – I added a white subway tile with dark grout running from floor to ceiling and then painted the ceiling black.  This may seem dark but with new lighting, a natural wood vanity (that I kept open to prevent it from feeling too heavy), and warm brass accents throughout, the result is a modern and striking space. 

I really wanted to replace the existing tub but the budget was tight. Thankfully, we were able to salvage an old tub that had been saved from an old home previously (and get it out of the field behind our barn – hallelujah!). It needed a little TLC but it turned out looking quite stunning once we painted it black and completed it with a modern euro panel shower screen in lieu of a traditional curtain.
